Property prices in Bulgaria depend on the following factors:

• Location: Distance from the sea (1,2,3 row or more), prestige of the region or resort, etc.
   
• Quality of construction: materials and standards compliance of construction works
   
• Infrastructure and facility areas: what comfort is in the building (security, parking, playgrounds, swimming pool, fitness center, playgrounds, etc.) and what amenities are close to it (transport, shops, hospitals, schools, etc... etc.).

Average property prices on the Black Sea coast:

Bulgaria's coastal region can be divided into northern and southern. In the north are the largest seaside city of Varna and the surrounding resorts of Albena, Golden Sands, and St. Constantine and Helena. In the south are Burgas and its surrounding areas, including the resort of Sunny Beach, the museum town of Nesebar, Pomorie, Sozopol, Tsarevo, Sveti Vlas, and other smaller settlements. This division is not only geographical but also price-based: real estate on the northern coast is more expensive. There are several reasons for this: the "northern" resorts have long been popular and, a few years ago, had better infrastructure. In the last 10 years, the southern coast, represented by Burgas, has surpassed Varna, which is more developed in all respects. However, both resorts are located close to Varna, Bulgaria's second-largest city.

The Bulgarian spa resorts have the advantage of being located in very favourable climatic regions, affording the exceptional possibility of combining balneotherapy with climatic treatment. Over 30 % of the territory of Bulgaria is occupied by mountains. During the past few years the Bulgarian ski resorts went through fast development and modernization and are now offering high class service. The best ski resorts of Bulgaria are Bansko, Borovets and Pamporovo as well as few smaller resorts like Chepelare,Vitosha and Panichishte.
